Woodburn Company Stores included new construction of 478,000 square feet, making it the largest factory outlet center in Oregon. The sitework included one mile of new city street construction with highway ramp improvements. Facility construction consisted of six buildings with highly detailed architectural details. The plazas were covered by steel-framed, skylight structures connecting the buildings together to provide protection for shoppers.
All site and building construction required an aggressive 10-month schedule while Oregon experienced the third wettest winter in history. To maintain the schedule, nearly 1,000,000 square feet of the site had to be cement treated to support heavy construction traffic. Custom-made debris nets were engineered and installed to allow the overhead work to proceed while critical path, exterior finishes progressed below. Even with these challenges, $1.8 million of value engineering savings were achieved.
